For properties 4 units and under there is a simple calculation to determine the management fees. If you own 1 property then 10% of the monthly rent, but it is capped at $80 per month. If you own 2 or more that are managed by Poplar Realtors, then the management fee is 8% per month and again it is capped at $80 per unit. So our maximum rate is $80 per month. No fee is charged if the house is vacant or the rent is unpaid. We offer direct deposit to your bank account weekly of collected rents.
While we believe our fees to be extremely reasonable, the service provided by Poplar Realtors is the most important service. All of your properties will be managed by licensed real estate agents that are covered by the proper insurance. Your funds are held in a escrow account regulated by the state. Tenants’ security deposits are held in separate security deposit escrow account.
We have a state of the art software package that administers all tenant and owner transactions. A statement can be requested at any time. All non-emergency repairs over $300.00 require owner approval. Our maintenance department is manage to minimize owners cost over the long run. We use our own staff and licensed contractors when appropriate.
